Home Units

Centred within the Resthome grounds there are 18 architecturally designed Home Units providing quality accommodation in an environment where your independence can be retained and your care requirements met. The Freehold Title vested in your name. Golden Pond Body Corporate is responsible for the payment of rates, replacement insurance, exterior maintenance, lawns and gardens to your requirements. Occupants can enjoy meals at the Studio Apartments dining room, have access to and  are encouraged to enjoy the recreational facilities.

 

 

Bracken Street Units

Three northerly facing Home Units with direct frontage to Bracken Street front the complex. These are superior units and adjoin the main entrance.

Pohutu Street Single Bedroom Units

These single bedroom units off Pohutu Street are adjacent to Golden Pond Private Hospital. They are built around a picturesque garden courtyard. They consist of an open plan design with a lounge/kitchen area, one double bedroom, large bathroom containing a sit down shower, W.C. vanity and laundry facilities.

The units are open plan in design with northerly facing lounges, a dining area with garden views and modern well appointed kitchen. Two separate bedrooms, a large bathroom with separate shower and bath, separate W.C. and internal access to single garage under main roofline incorporating a laundry area.

Pohutu Street Two Bedroom Units

These are situated on the opposite side of Pohutu Street to the above single units and provide a conventional type home unit. Accommodation includes an open designed lounge/dining area, modern kitchen, two bedrooms, bathroom with sit down shower, vanity and W.C. Walk through access to garage under main roof generally incorporating the laundry.

Ownership

Unlike most Retirement Complexes, Golden Pond Home Units are sold with a Freehold Stratum Title which is invested in your name. This Freehold ownership offers the best form of security available.

Lifecare Fee

A Lifecare Fee is payable in recognition of the capital associated with the Golden Pond Village with its associated facilities and services for your use.

The Lifecare Fee is payable on the resale of your Home Unit and shall be the total of:

A base fee of six per cent (6%) of the resale price of the Home Unit 

PLUS

For the first and subsequent 6 monthly period or part periods of occupation two per cent (2%) of the resale price of the Lifecare Unit.

BUT the Lifecare Fee payable shall not exceed Twenty per cent (20%) of the resale price of the Lifecare Unit.

Service

Home Unit owners at Golden Pond are offered a lifestyle that allows them to maintain their independence but have the reassurance that support from Golden Pond is available in emergencies.
In particular the following services are offered:

  1. 24 hour alarm monitoring for emergency calls.
  2. Emergency medical aid and general care and attendances.
  3. Maintenance of grounds and common areas.
  4. Payment of Rates, Insurance on Unit, and Body Corporate administration charges.
  5. Exterior maintenance of unit.
  6. Rubbish removal if required.
  7. Preferential placement in the hospital.

The following additional services are provided for at the request of the Home Unit owners and are charged for at the market rate.

Current Rates are:

  1. Meals at Golden Pond Restaurant, pricing available on request
  2. Nursing care in Lifecare Unit , pricing available on request.
  3. Exterior cleaning of windows as required.
  4. Interior cleaning as required.
  5. Laundry service as required.

Body Corporate Weekly Fees

Services as detailed above are paid in advance by automatic bank payment and are currently set at:

Single Bedroom Units – $110.00 per week
Double Bedroom Units – $158.00 per week
